Office fit-out readiness checklist

1 · Building admin requirements

• Request the building's official fit-out guidelines document
• File the fit-out permit application and note the approval lead time
• Confirm construction bond amount and refund conditions
• Secure contractor accreditation requirements and crew ID list
• Get insurance certificates required by the building
• Book the freight elevator and confirm material staging rules
• Check hot-works and welding permit requirements

2 · Power, data & cooling

• Count the equipment the finished office will run, not the old one
• Compare total load against the building's power allocation
• Start any application for added capacity before works begin
• Decide the network layout while the ceiling is still open
• Pull extra data runs to likely future desk positions
• Confirm air-conditioning capacity for the new headcount and layout

3 · Schedule

• Separate noisy scope (demolition, drilling) from quiet scope
• Confirm the building's allowed hours for noisy works
• Price after-hours labor honestly in the budget
• Tie the deadline to a real event (lease end, move-in date)
• Add permit lead time in front of the works schedule
• Plan zones and phases if the office stays occupied

4 · Contractor alignment

• List every trade the project touches (construction, electrical, air-con, cabling, hauling, cleaning)
• Decide: one accountable contractor, or you coordinate several
• Give every bidder the same written scope
• Verify SEC/BIR registration and, for government work, PhilGEPS
• Agree on the turnover standard: punch list, cleaning, documentation
