Renovation scoping worksheet

1 · Rooms and finish levels

• Walk the unit and list every room the work touches
• Set a finish level per room: repaint only / floors + paint / full rework
• Note built-ins, fixtures, and appliances included in the scope

2 · Building rules

• Get the building's renovation guidelines from the admin office
• Note the renovation permit process and lead time
• Note the construction bond amount and refund terms
• Note allowed working days and hours
• Note material delivery and debris hauling rules

3 · Materials

• Decide: contractor supplies materials, or you canvass your own
• If comparing both, request labor-only and supply-and-install quotes separately

4 · Deadline

• Tie the deadline to something real: lease end, move-in, turnover date
• Share the real date with every bidder

5 · Budget and bidding

• Set a budget range you can share
• Send the same written scope to two or three serious bidders
• Require a site visit before any final quotation
• Ask each bidder what the range covers and what gets phased later
